You have to do your homework before you dive in or else you may find yourself with a “lemon” property. We took a look at the results of a survey conducted by Multifamily Insiders about apartment shoppers' top five things they look for when searching for a new home and we found the results to be surprising. According to the results, price was outranked by 17 other features including location, laundry facilities, hardwood floors, closets and storage, appliances and fixtures, pet policy, safety, and management. So what does this mean for rental property owners? You can make your rental home more appealing to renters by upgrading your home. The plus side to upgrades? Upgrades boost your rental rates!

Upgrades come in all shapes, sizes, and price points. If you decide to make one and only one upgrade to your rental home, spend the money to upgrade carpet to hardwood floors. Hardwood floors ranked 3rd amongst apartment shoppers and many said whether or not a rental had hardwood floors became the deciding factor.

With additional exposure you will undoubtedly get more traffic on your property and hopefully lease it more quickly. And on top of that, there is typically no additional expense to the property owner to utilize the company’s advertising options- it’s built into the price of leasing!

14 Tips for Organizing a Rental Home




Break It Down
When I was first decided to organize my home, I was completely overwhelmed by the number of “projects” that I would need to complete in order to be organized. I was looking at the big picture of my home instead of looking at the smaller spaces. To help yourself feel less overwhelmed by the task of organizing your home, try looking at your home in smaller chunks. Try tackling just the junk drawer or a single cabinet in the kitchen. Accomplishing multiple organizing projects (the junk drawer AND the cabinet) as opposed to just one project (the whole house) you will feel much more accomplished and less overwhelmed.

Rome Wasn’t Built In A Day
I had this idea in my head that organizing my entire home was going to happen all in one day and that my organizing system would be perfect in every way. I soon realized that this was not always going to be the case. Realize that you don’t have to organize every piece of your home all at once and that your organizing system may require a few tweaks along the way.

Home Organization Challenge - Pantry Organization



So I am one of those people who look at what everyone else has done to organize their home and then I pick and choose little details of their systems for my own. My niece and great nephew just moved in with me and our little pantry is now BUSTING at the seams! Our pantry is less than 2 feet wide, but it is deep which creates a problem for me. I get so frustrated having to move everything out of the way to reach the boxes/cans in the back. We can’t see what canned goods we do have so we end up with multiples of everything we already have. Somehow we have accumulated 3 GIANT jars of peanut butter. Don’t get me wrong, I love peanut butter just as much as I do chocolate, but I don’t think we can go through this much peanut buttery goodness any time soon! So I have culled through numerous Pinterest pins and blog posts and have come up with my most favorite solutions:

Home Organization Challenge - Command Center




If you are like me, you love the idea of a family command center, but the visual clutter of most command centers can be just as overwhelming as not being organized in the first place. For me, I need a command center that is simplistic yet contains everything I need to access on a daily basis as well as fit with the décor of my rental home. Below is a collection of some inspiring minimalistic command centers:


I love the use of a bookshelf to house the home management paperwork and most frequently used items. My other favorite is the white slotted divider that offers a place for each family member’s incoming papers. Everything you could need is all in the one spot, but it isn’t so visually heavy that you feel bogged down by it.
